OUR SERVICES

Procuring your own building is never going to be simple but DSA will endeavor to make the process as straight forward for you as possible.

We break the whole thing down into a number of stages; you can use us for one or all of these stages, we will relate our fee proposals back to them so you know exactly what you are getting for your money.

Stage stage1-new

Sketch design

With an initial meeting we will outline your requirements and budget; from this we will produce initial sketches for your consideration.

Stage stage2

Scheme development

Having fixed your brief we will present and develop the scheme through CAD plans and 3D modelling until you are happy with your building. It may be necessary at this stage to involve other consultants in the process such as a structural engineer and we will consult with the local planning officer to gauge the feasibility of the proposal.

Stage stage3

Planning

Once the scheme is fixed detailed drawings and a design & access statement will be produced and submitted to the local authority, we will follow the progress of the application ensuring the officer has all the information they require & conduct any negotiation’s or presentations.

Stage stage4

Building Regulations

Detailed drawings & specification will be produced and submitted to the local building control department along with any necessary structural and environmental calculations so you can ensure the design complies with building regulations before work starts on site. For simple projects the information would be sufficient for a competent builder to construct the building.

Stage stage5

Tender

We can assist you in finding and interviewing potential builders, this may be in the form of a competitive or negotiated tender. If required we can produce a set of construction drawings, specification and schedule of work for the builder to work from and advise you on suitable contracts. If you are self building / project managing we will discuss how to tailor the documentation to your specific needs.

Stage stage6

On-site

DSA can, if agreed as part of their appointment, monitor the work on site through regular site visits and administer the builder’s contract which may include producing progress payment certificates under the contract.

Andrew is currently the sole practitioner; formerly an associate at EPR Architects Ltd, a large multi disciplinary practice in central London, he has built a successful career specialising in residential developments from small one off houses to large inner city schemes. He recently took the opportunity to branch out on his own, setting up designSpace Architects in his home county of Yorkshire, where he can follow his interest in creating exciting contemporary architecture with a conscience.
